The Owner

Spears Corp represents the owner's interests and coordinates on the owner's behalf — but the owner remains the decision-maker. Final decisions on budget, scope, contracts, and direction belong to the owner.

Legal Counsel

Spears Corp does not provide legal advice, draft or review contracts for legal sufficiency, or represent the owner in legal proceedings. An attorney is required for those functions.

Engineer

Spears Corp does not perform engineering analysis, prepare engineering plans, or certify engineering work. A licensed engineer is required for those functions.

Architect

Spears Corp does not prepare architectural drawings, perform design services, or certify architectural work. A licensed architect is required for those functions.

Surveyor

Spears Corp does not perform surveys, prepare survey documents, or certify boundary or topographic work. A licensed surveyor is required for those functions.

Contractor

Spears Corp does not perform construction work, supervise construction, or certify construction quality or completion. A licensed contractor is required for those functions.

Broker

Spears Corp does not provide real estate brokerage services, represent buyers or sellers in real estate transactions, or provide appraisals or valuations. A licensed broker or appraiser is required for those functions.

Accountant

Spears Corp does not provide accounting, tax, or financial advisory services. A licensed accountant or financial advisor is required for those functions.

Government Reviewer

Spears Corp does not make governmental decisions, approve permits or plans, or represent a public agency. Governmental approvals are made by the applicable agencies on their own timelines and criteria.

Spears Corp provides consulting, coordination, and owner-representation services. Spears Corp does not guarantee project budgets, schedules, approvals, contractor performance, or project completion. All licensed professional work is performed by appropriately licensed independent professionals retained by the owner.
